  • Identify your homesite choice
  • Answer questions about homesite
  • Discuss any specific issues about site
  • Walk site with representative if desired
  • Reserve homesite. $3,000.00 required
  • Determine project budget

Customer:
*Complete Mortgage Application. have mortgage company fax or mail PRE-APPROVAL LETTER to our office.
*Seek out a COMPETATIVE MARKET ANALYSIS on your existing home. Select a listing agent and prepare your home for listing.
*Identify sources for upcoming required EARNEST MONEY and later CONSTRUCTION DOWNPAYMENT.
*Think through your desired timeline for the building process - focus on preferred move-in date.

Hanson Builders Rep:
*Prepare scale of home on chosen site. Locate easements, setbacks, other site specifics.
*Review production schedule, available CONSTRUCTION START dates, and evaluate current building-cycle times.
*Review any unanswered questions with Hanson Office Staff and return answers to you via telephone or email correspondence.

2. Home Plan Meeting
 
Logistics Purpose of Meeting Homework For Next Meeting
Location(s):
  • Verify Budget
  • Hone in on key design needs
  • Evaluate plan choices
  • Select plan from portfolio
  • Discuss any potential modifications
  • Discuss level of amenities to be included

Customer:
*Verify with mortgage company that all requirements for timely approval are on schedule.
*Begin making any preparations to ready your existing home for sale-painting, repairing, etc.
*Visit other Hanson Builders model homes as recommended by your sales representative.
*If moving timelines forward quickly is important, come to next meeting prepared to sign a Building Contract.

Hanson Builders Rep:
*Have HBI Design Department prepare preliminary drawing of plan chosen.
*Review amenities needed with HBI staff and prepare detailed Pricing Proposal.
*Scale new home to site plat for garage orientation, window positioning, deck & patio considerations, etc.

  • Confirm timelines for moving forward
  • Explain Building Contract

Customer:
*Read, review and understand Pricing Proposal thoroughly & make notes in body of proposal as needed.
*Pay special attention to logistical notes on cover page of proposal.
*Review copy of Building Contract for next meeting.

Hanson Builders Rep:
*Verify with HBI production staff specific dates for Final Plan Review, Construction Start, Completion Date.
*Prepare necessary documents for upcoming Contract Meeting.
*Reserve space with Drafting Dept & Production Dept staff. Review any specific lot related issues with Builder.

*Assemble Homeowners Book. Deliver & Review with customer.
*Final verification of production resources and timelines.

5. Selections Meetings

  • Design Studio - Select Colors
  • Design Studio - Flooring, Ceramic
  • Appliance - Select Appliances
  • Lighting - Select Light Fixtures

Customer:
*Free up some time for design studio appointments. Will need to visit Design Studio, Appliance Supplier, and Lighting Studio.
*Schedule with your chosen real estate agent for the on-market date for your existing home.
*Finalize all selections at each studio. Lighting & Appliance studios will then send copies of finalized selections to our office.
*Have Color & Style Selections Book all completed for upcoming Final Plan Review Meeting.

Hanson Builders Rep:
*Verify all needed items are in file-Backup Home Contingency, Mortgage Approval, Covenants, etc.
*Be available for questions via phone or possibly a scheduled "Preliminary Plan Review" meeting.
*Discuss survey and order if possible.

6. Final Plan Review

  • Review Selections made
  • Final style selections in office
  • Review plan-work questions
  • Sign off on all documents
  • Complete & sign CO#001 & Addendum
  • Verify start & completion dates
  • Collect Final Construction Down payment
  • Remove contingencies from Contract
  • Review and approve survey

Customer:
*Tie up any loose ends from last meeting.
*Move forward on marketing existing home.
*Finalize details with mortgage officer.

Hanson Builders Rep:
*Update all documents to reflect any changes from meeting.
*Turn file over to production personnel. After they review file, make updates, the final plan updates will be made by drafting.
*Contact customer to notify when final plan is completed. Deliver or mail a set to customer for final sign off.
